S+H Construction is known for their craftsmanship and unparalleled transformations throughout greater Boston. Of all the different types of projects we work on, one of the most challenging types of projects is the renovation of a high-rise condo. However, the finished product is hard to beat! This month, we highlight a few of our favorite hi-rise projects.
Millennium Tower
A lively family of six wanted a place to live and entertain in the city where they could take advantage of the cultural and sporting activities. This Millennium Tower project gave a fresh look to a rather standard residential space. Most units in this building are sold as-is – generic in layout and design. Our clients wanted a fresh, contemporary look to put their fingerprints on the space.
The existing footprint of the unit, including room dimensions, essentially remained the same. The project was an entire retrofit without tearing down walls. Instead, it consisted of millwork modifications, all-new casework, over-the-top lighting design with custom lighting fixtures, replacement of all plumbing fixtures (some custom fabricated), new custom door and cabinet hardware, carpet, automated shades, top of the line audio/visual system, and of course beautiful furniture and artwork.
With most high-rise interior projects, there were challenges and limitations – the over the top lighting design with custom lighting fixtures being one of them. With the addition of these gorgeous surface-mounted light fixtures (from Rohl & Hill) draping from the ceiling, we were required to drop the ceiling depth to accommodate their electric wiring. We encountered the same issue with their impressive audio/visual systems and managed to install this wiring without interrupting or encroaching into the windows and fire suppression system. We also added dropped soffit ceilings at specific locations to frame the lighting and add dimension to the space.
City Penthouse
The renovation of this posh Boston highrise presented a number of challenges. The previous owner merged two penthouse suites into one dwelling. Our client purchased the property and needed the entire footprint redesigned. Working with the innovative design of Ideate Design Studio (ID8), the two master bedroom suites were converted into one that included a total suite, master bath, and spacious home office. Custom-designed dual closets were also created.
The kitchen and foyer were combined to create an open floor plan that includes a dining area to take advantage of the views. Creating ample storage was a priority for this young family,
The living room, dining room, and powder room were given a refresh by adding moulding, lighting and a crisp, modern palette. The previous office is now a media/family room. The addition of a pocket door allows it to be easily converted into a guest room. The end result of this redesigned floor plan is a luxurious, contemporary four bedroom, four bath home with incredible city views.
South End Urban Sophistication
The homeowners bought two units in the Ritz Carlton Towers in the heart of downtown Boston with the intent of converting the spaces into one luxurious unit. Working closely with Rachel Reid Interiors, the two were seamlessly melded into one while maximizing the wrap-around views of Boston Common. Old and new elements were combined to pay homage to the city’s classic and modern architecture mix. Because the breathtaking view became the focal point, the interior aesthetic took on a minimalistic approach – clean lines, a neutral color palette, and bare windows in common spaces. Offsetting the white walls is a dark herringbone floor in the entryway. It was important to the well-traveled homeowners to incorporate their trove of art and vintage pieces from around the world into the space. A standout is the antique iron gate used in one of the doorways. The kitchen was phase two of this project. Dark and narrow, it was re-defined with bright finishes, fixtures, and hardware. The footprint of the space wasn’t dramatic, but Reid and Venegas & Company allocated cabinetry to provide storage and accommodate the homeowners’ entertaining needs. Leather-finished marble countertops and a zinc backsplash further the contemporary feel.
The end result of this city renovation is the ultimate in urban sophistication.
